Agritopia. A combination of “agriculture” and “utopia”. Centered around a working urban farm, Agritopia homes are a unique oasis amongst a sea of stucco and tile roofs.
Inviting front porches, side and rear entry garages, abundant green areas, tree lined streets. Agritopia feels much more like a friendly small-town neighborhood than your typical suburban subdivision. Sidewalks, green areas, numerous parks, a community pool, tennis and basketball courts and much more await the Agritopia resident.
Many Agritopia homes feature basements — a rarity in Phoenix homes. Unique architectural styles and floor plans provide maximum usable living space.
One feature of Agitopia is that the zoning code allows for more than one dwelling unit on a lot. This means that the owner of the lot can live in the main residence and have a smaller unit for elderly parents, a college age son or daughter, or even as a rental unit. This gives families a huge amount of flexibility not offered in other areas. Nearly all lots can have an auxiliary dwelling unit incorporated into their optional detached garage. Certain homes have a special sort of auxiliary dwelling unit called a “Bungalow Unit”. These Bungalow Units are often used as small business offices. Traffic and use restrictions apply.

Location
Agritopia is in a wonderful location. Convenient to the Loop 202 SanTan Freeway, Agritopia is located in the northwest corner of Higley and Ray Roads in east Gilbert. It is a part of the Higley Unified School District. Major shopping is a five minute drive away at San Tan Village Mall — one of the largest shopping centers in the Southwest. Phoenix Sky Harbor International Airport is 25 minutes away. Williams Gateway Airport, a smaller but growing facility is only a 10 minute drive.
